The Green Building Index (GBI)-rated and Leadership in Energy and Environment Design (LEED) Gold-certified building is equipped with intelligent building solutions to ensure tenants enjoy an optimal indoor working environment while reducing the building’s environmental footprint.
In accepting the award, Tower REIT’s Chief Executive Officer Puan Noorbaizura binti Hermeyney said, “We are delighted to receive the award, which recognises our commitment to deliver exceptional real estate solutions that exceed the needs of our tenants, while upholding sustainable real estate practices.”
Delivering an excellent tenant experience
Commenting on recent trends and issues faced by the real estate industry, Puan Noorbaizura noted that the COVID-19 pandemic has emphasised the critical role of building managers in maintaining a safe and healthy built environment, as well as the need for seamless communication with key stakeholders at all times.
She credits the emphasis on building strong collaborative relationships with tenants and stakeholders as a critical factor behind Tower REIT’s success in managing Guoco Tower. The good rapport allows Management to better understand the needs, expectations and constraints of its tenants and key stakeholders. Concurrently, its sound Planned Preventive Maintenance strategy serves to proactively identify and manage potential problems early. For Guoco Tower, this includes handling the added complexities associated with managing a Green Building and MSC status building.
“Every tenant has their own unique expectations. Our priority has always been focused on attending to these needs and requirements from a building management perspective. Through proactive and regular tenant engagement, we are able to build strong working relationships to better understand, evaluate and anticipate our tenants’ needs. Together with the stringent controls in our maintenance strategy, we are able to effectively and efficiently address any issues before they escalate. This enables us to deliver a safe, secure and desirable physical environment for our tenants,” she added.
Tower REIT leverages on technology-driven solutions to deliver an excellent tenant experience, with solutions such as Tower App (TAPP), Tower REIT’s proprietary tenant management system, facilitating better tenant communication and improved responsiveness to tenant feedback and service requests. Management is also mindful in upkeeping the physical appearance of its buildings to preserve their aesthetic appeal.
“Collectively, these strategic measures complement the building’s physical features and amenities, allowing us to deliver exceptional service levels and superior real estate solutions,” said Puan Noorbaizura. “This is in line with our goals of delivering the best experience for each tenant, ensuring that Guoco Tower remains the building of choice in the Klang Valley, and enabling it to stand toe to toe in competing with other prestigious office buildings in Kuala Lumpur,” she added.
